Measure and prep all ingredients.
In a large mixing bowl, whisk together the flour, sugar, baking powder, baking soda and salt.
In a separate bowl or a large measuring cup, whisk together the buttermilk, butter, eggs and vanilla extract until well combined.
Pour the buttermilk mixture into the flour mixture and stir until just combined.
Fold in the chocolate chips. Let the batter rest for 10 minutes.
Heat a griddle or a large nonstick skillet over medium heat. Lightly grease the pan with butter or vegetable oil.
Ladle ¼ cup of batter onto the griddle and cook until bubbles form on top of the pancake and the edges are set, about 2-3 minutes.
Gently flip the pancakes and cook for another 1-2 minutes or until the pancake is golden brown on the bottom. Repeat with the remaining batter.
Serve the pancakes hot with a drizzle of maple syrup and berries on the side. Enjoy!
